Land Coordinator
Support the IPT Land Lead in managing land-related risks across the HS2 programme. Act as the key interface between contractors and HS2 Land & Property, overseeing land access, acquisitions, handbacks, and disposals. You'll coordinate land requirements, escalate risks, and guide processes for temporary possession handbacks and land transfers. Ideal for a detail-oriented, process-driven individual with strong communication and programme management skills. Estate management or construction knowledge is a plus.

- being the key interface between the Contractors (Utilities & MWCC) and HS2 Land & Property on day to day matters arising;
- manage land requirements from initiate to acquisition and communicate programme impacts;
- represent the IPT at the land boards and escalate high risks through the land lead;
- work with all parts of L&P for delivery of land requirements;
- support with remaining acquisition of land through NTT/NOE and still the subject of temporary possession, required for utility works, land rights & maintenance access - assurance of FLAB requests in the CLR and ULR process
- initiate and support on disposals, handback and land transfer from MWCC to landowner (temporary possessions), to HS2 Rail Systems or to HS2 Infrastucture Maintenance;
-process all access requests under Sch2 and remaining Sch16 possessions for surveys, asset protection and support works (process site specific Licence and Party Wall type agreements) - support and advise on compensation claims;
-advice on all land ownership, boundary demarcation, access rights, condition reports, site remediation proposals and defect resolutions involving landowner engagement.
-support on GI and borehole decommissioning, I&M instrumentation installation and general ground settlement liaison;
-administer unpaid utility bill and rates enquiries, interfaces with U&As, interfacing with contractor’s land team and ALOs’;
-support to L&P and the wider business with business improvement workstreams
- Identify land 'hot-spots' for escalation and develop dedicated action plans to ensure resolution to avoid impact on programme including land outside of limits.

To ensure the smooth delivery of all land access requirements to enable MWCC programme delivery, much of the role moving forward will be to prepare the way for and support the handback of temporary possession land, support the transfer and consent sign-off for land passing to Rail Systems, to Infrastructure Management, to the Green Asset delivery team and ultimately for the remaining land, to L&P for disposal. Within the SCS IPT Area the role includes guiding input to the environmental Mitigation Management Agreement proposals that go with Sch16 temporary possession handback. Establishing a programme and processes associated with handback will become a major part of the day-to-day workload.

This is not a “designer” or “engineering” role but would suit a young aspiring Project Manager, process happy, with good programme skills, someone who can own and present reports/spreadsheets and is wiling to be the cohesive, flexible, approachable and part of several established teams. An appreciation of Estate Management activities and basic construction knowledge would be beneficial. Allied to the South IPT delivery team you will be in daily contact with both SCS delivery and the L&P Land Assembly Team, but available to support Land Boards and occasionally present Change Papers and Strategy positions to Senior Management.

The Land Coordinator Role is a point of contact for the IPT to reach out to when they have land related matters, and the Land Coordinator seeks to connect the appropriate subject matter experts (SMEs) together so they can work the detail. They also act as an escalation route to management within L&P when necessary.
